Home Additions in Northern Virginia

Sometimes the best move isn’t moving. Whether your family is growing, your parents are moving in, or you simply need more space to live the way you want, a well-designed home addition can transform your house into the home you’ve always wanted without the cost, stress, and disruption of buying and relocating. Jabs Construction has been building home additions across Northern Virginia since 1978. As a fourth-generation family business with a registered architect on staff, we handle every phase of your addition, from initial design concept through final construction, under one roof.

We serve homeowners throughout Fairfax County, Prince William County, Stafford County, and Fredericksburg, and for larger projects, we also work in Loudoun County, Arlington, Fauquier County, Culpeper, and Spotsylvania.

Is This You?

The Growing Family

Your family has outgrown the house. The kids are sharing rooms, there’s no dedicated space for family gatherings, and the backyard has room to grow. You’ve been thinking about a room addition but aren’t sure what’s feasible, or whether it’s better to finish the basement or add to the main floor.
What worries you
Is an addition actually possible on our lot? How much will it cost? Will it look like it was tacked on, or will it look like it belongs?
How we help
We evaluate your lot, your home’s structure, and local zoning regulations to tell you honestly what’s possible. Tim Jabs, our registered architect, designs additions that are architecturally integrated with your existing home. They look like they were always there, not like an afterthought. We explain the options, the tradeoffs, and the costs so you can make an informed decision.
How you'll feel when it's done
Like your home finally has room to breathe. Your family will have the space they need, and the house will feel complete.

The Multi-Generational Family

Mom or Dad is moving in, or you’re planning for that possibility, and you need a way to make it work. You want your parents to have privacy and independence while still being close. A main-level bedroom suite, a separate entrance, or a reconfigured layout could make all the difference. But you’re not sure what’s feasible.
What worries you
Can we really create a space that feels private and comfortable for everyone? Will this affect our home’s resale value? How do we make it work structurally?
How we help
We’ve designed and built many multi-generational additions, and we understand the delicate balance of privacy and connection. We’ll work with your family’s specific needs to create a space that gives everyone their own place while keeping the family together under one roof.
How you'll feel when it's done
Relieved, and grateful. Both generations will feel at home, with the independence they each need.

The Aging-in-Place Homeowner

You love your home and your neighborhood, and you want to stay. But the layout doesn’t work for the next chapter. Stairs are a concern, the primary bedroom is on the second floor, and you’d love a main-level suite with an accessible bathroom. You want to plan now, before it becomes urgent.

What worries you
Is this even structurally possible? Will a main-level addition disrupt the whole house? How do we make it feel like part of the home?
How we help
Main-level primary suite additions are one of our specialties. We design them to connect naturally to the existing home, incorporate aging-in-place features seamlessly into the design, and make the transition from old to new invisible.
How you'll feel when it's done
Secure in your decision to stay in the home you love. The addition will allow you to live comfortably on your own terms for years to come.

Frequently Asked Questions

How do I know if an addition is feasible on my lot?
Every jurisdiction has setback requirements: minimum distances your structure must maintain from property lines. In addition, some neighborhoods have HOA rules or additional restrictions. We evaluate your lot and your local zoning during the initial consultation and give you a straight answer about what’s possible before you invest any further.
How long does a home addition take?
Timeline depends heavily on project size and complexity. A smaller room addition might take three to five months from design to completion. A larger addition involving a full foundation, structural changes, and significant interior work can take six to twelve months. A significant portion of the early timeline is occupied by permit processing, which is outside our control, but we manage the process and keep you informed at every stage.
How much does a home addition cost in Northern Virginia?
Home additions in Northern Virginia typically run $200 to $400 per square foot or more depending on the complexity of the design, the type of foundation, and the level of finish. A 400-square-foot rear addition might range from $100,000 to $175,000. A more complex project, such as an addition over a garage or a full second story, will vary based on structural requirements. We provide detailed written proposals with clear scope and pricing so there are no surprises.
Will my addition look like it was tacked on?
Not when it’s designed by an architect with decades of experience in residential work. One of Tim Jabs’ primary goals in every addition design is architectural integration: matching rooflines, exterior materials, windows, and proportions so the addition looks like it was always part of the original home. We take pride in our additions being invisible, in the best possible way.
Do you handle the permits and county approvals?
Yes, completely. We manage the entire permitting and approval process (zoning review, building permit application, and all required inspections) on your behalf. This is a significant advantage of working with a design/build firm that has decades of experience navigating Northern Virginia’s jurisdictions.
